Deposit Scheme

Under the localism act 2012 any deposit taken by landlords or letting agents must be protected within 30 days. If the landlord fails to protect the deposit than the service of any section 21 eviction notice will invalid and the court will dismiss a claim made under the accelerated procedure.

Once the deposit is protected the landlord must provide the tenant with the relevant information that the deposit has been protected. It is important to note if you renew a tenancy, depending on the scheme you may have to protect the deposit again.
